Property Conveyancing in Hornsby

The conveyancing process varies from state to state. In New South Wales, it is the vendor’s Solicitor or Conveyancer who will prepare the contract for the sale of land. The contract has to include specific documents in order for it to be valid. They all contain information that the person who is thinking about buying the property can use to decide whether the property is suitable for them. When this contract is finalised, it gets sent to the real estate agent so they can market the property.

There is then a cooling-off period of 5 days. This gives the person buying the property the chance to do all the other things they need to like, meeting with their legal representative, getting advice on the contract, enquiring into build reports and getting their formal loan approval.

When all this is done, the buyer has to pay a 10% deposit to the estate agent by 5pm at the latest on the last day of the cooling-off period in order for the sale to go through.
